A new nationwide survey* from Xenia Students, one of the UK’s leading providers of purpose-built student accommodation, reveals that location is the most important factor influencing students when deciding where to live. More than half (52%) said being close to their place of study is their top priority. This finding underlines how strongly convenience and reduced travel times shape today’s student experience.
Connectivity and Cleanliness Drive Decision-Making
The survey highlights that digital access and hygiene standards also rank highly. Over six in ten students (63%) say fast, reliable Wi-Fi is a non-negotiable. Hygiene-related amenities follow closely. More than half (52%) consider access to a washing machine essential, while 46% rank an en-suite bathroom as a must-have feature, reflecting a growing expectation for student homes to support both daily living and academic needs.
London Students Seek Both Convenience and Independence
In London, students balance the need for convenience with a clear desire for independence. While 62% still prioritise living near their university, the capital differs from the national trend in one key respect. A striking 44% of London students say having their own private studio apartment is essential. This is significantly higher than the national average of 34%.
London’s students also show strong preferences for certain facilities. High-speed Wi-Fi tops the list at 67%. On-site laundry facilities rank second at 55%. A private studio with a personal bedroom, bathroom, and kitchen appeals to 44%, confirming the demand for self-contained living.
Regional Differences Highlight National Trends
While the research shows variations across regions, the overarching theme is clear: students want convenience, independence, and strong connectivity. Whether in bustling city centres or smaller university towns, the expectations for quality living remain consistent. These findings provide valuable insights for accommodation providers and universities seeking to enhance the student experience.
